- GENERAL | The Airbnb guest booking our house is responsible for all guests and their actions (see important note above)

- Communication | Please contact us immediately when any issues arise (including bathroom clogs)

- Risks | You assume all risk of injury, accident or illness on the property and you are responsible for your children and their actions at ALL times. No lifeguard is on duty on the pool. Accordingly, persons using the pool do so at their own risk and the owner assume no responsibility for accident or injury. No children under the age of 18 permitted in pool at any time without adult supervision. Guests will hold the owner harmless from any and all bodily injury and /or property damage incurred on the property arising out of guests negligent acts or omissions.

- Parties | Parties and events are not allowed (Violations $500 plus deep clean and trash and damage fees).

- Quiet hours | (10pm to 8am) must be respected. Fines may be imposed if the rules are not observed.

- Smoking | Smoking is not allowed inside the house (Penalties $500)

- Trash | All trash must be bagged and put away. Otherwise, it may attract animals/pest. Any trash left outside of the trash will result in a 100$ fee for cleanup.

- Internet & File Sharing | By booking this listing you agree not to use the WiFi for file-sharing networks and systems, including BitTorrent; no exceptions. Any fees due to illegal downloading that are assessed by the internet provider will be passed on to you.

- Guests | No strangers/guests not listed on the reservation are allowed in our house without prior consent/permission. Please let us know who may be visiting BEFORE checking-in.

- LOCKS | Please take the time to secure all doors and windows each time you leave the property. In the rare instance this is forgotten we reserve the right to enter the unit as necessary for the security of our home and our guests.

- Stay Extension | If you would like to extend your stay, reserve the time (if available) through the Airbnb website.

- Security Deposit | You assume responsibility for any and all damage in excess of normal wear and tear (including that of your children and guests); payment of the security deposit does not relieve you of its liability.

- Personal Items | We assume no responsibility for your personal items
